Covered Patio Enclosure With Skylight in Garland, TX

A covered patio built under the home’s main roof, turned into a bright, climate-controlled room with windows, a skylight, new lighting, built-in storage, and an epoxy floor.

The Situation

A homeowner in Garland had a covered patio built into the main roof of the house and wanted to look into enclosing it and making it part of the home. Concord Roofing & Construction took a look at both the patio and the roof, worked out what it would take to bring the space inside, and recommended a few ways to keep it filled with natural light during the day. Once the design and colors were settled, we got to work.

The Scope of Work

  • We framed in a new exterior wall to enclose the patio and bring it inside the home, adding three windows and a full-lite exterior door to let in as much light as possible and keep the space feeling open. The outside of the new wall was finished with lap siding.
  • We installed a skylight in the existing roof to bring in even more natural light.
  • HVAC ductwork was extended into the room so the space is climate controlled, keeping it comfortable instead of trapping Texas heat and humidity.
  • We added recessed lights around the perimeter and new light fixtures that can be dimmed, so the lighting can be set just right in the evening.
  • The patio slab originally had a pea-gravel, or exposed aggregate, finish. We smoothed that surface and applied an epoxy floor coating in a color chosen to match the room’s design.
  • We built in a storage closet for off-season decorations and anything else the homeowner wants close at hand.
  • Finally, we painted the interior in the homeowner’s chosen palette, including a painted brick accent wall, and painted the exterior to match the rest of the home.

The Result

This homeowner now has a lot more climate-controlled space inside their home, with beautiful lighting day or night and added storage. And because part of the original patio slab is still outside the new wall, they can add a patio cover down the road if they want a covered outdoor space again.
